Energy certificate. Demand certificate, consumption certificate?

hello,
I would like to sell a house (built in 1938, gas heating from the 90s), my question to you!
There are so many different certificates online, I don’t quite understand it :-)

do I need a:
energy demand certificate, consumption certificate, or an energy pass???


I just spoke with an architect who said the "cheap one from the internet" would be enough, starting at €29!

maybe you can help me out.

You need an energy certificate. The tip about the [Verbrauchsausweis] is correct, as it is significantly easier to create and therefore cheaper. The basis for its creation is some data about the property as well as the actual consumption of the last three years, if I remember correctly.

Thank you very much for the quick response,
so on the internet there is an energy certificate from 36€
somehow I don't have a good feeling about it because it is so cheap.

Requirements for the consumption-based energy certificate
Owners must prove the energy quality of their property with the energy certificate. The document provides information about the energy efficiency of the respective building and is an important decision-making aid for tenants and potential buyers. The energy certificate allows the expected energy costs of the property to be estimated. Two methods are possible for creating an energy certificate: the demand-based and the consumption-based determination of consumption values. An energy certificate based on consumption is called a consumption-based energy certificate, while one issued on a demand basis is called a demand-based energy certificate.

In principle, every owner can have a demand-based certificate created for their building. Costs: depending on effort, 500 euros or more. The consumption-based energy certificate is often the cheaper option with prices between 25 and 100 euros. However, the consumption-based energy certificate is not always the permissible solution. The following conditions must be met:


    [*]There must be at least five apartments in the building.

or


    [*]A building application was submitted after November 1, 1977.

or


    [*]The building was constructed or retrofitted according to the 1st Thermal Insulation Ordinance of 1977.

This means: if the property has fewer than five apartments and the building application was submitted before the cutoff date of November 1, 1977, the more expensive demand-based energy certificate is mandatory. An exception applies to buildings that were modernized according to the first Thermal Insulation Ordinance from 1977 or already met the requirements when completed.

For non-residential buildings, mostly commercial properties, either a consumption-based or demand-based energy certificate can be created.

Because it is clear what you need. I don't have the details in mind regarding requirements concerning the year of construction or any renovations already carried out (ask your service provider who is supposed to create the certificate for the details)

It unsettles me that the architect, to whom I told the year of construction (who knows the house), told me that the cheap energy certificate would be sufficient.

Year of construction 1938 is before 1977 :confused:
