Energy certificate and heating costs, cost check / calculation

Hello everyone, dear forum members!

I have a question that has been bothering me a bit.

We are in the process of buying a house, but we have the feeling that things are not being entirely transparent, which I just want to put out there as an introduction!

Here are a few details:
• Year of construction 2000
• 125 m² living area
• Energy consumption value from the energy certificate 170 KW/h (m²a)
• Gas boiler Logamax U112

These are the basic data I have. Based on this, the expected gas heating costs should be able to be calculated, right, or am I wrong?

I am asking for a very specific reason. If I calculate now:
170 KW/h (m²a) x €6.45 per KW/h = 1096.5 : 12 months = €91.38 /month heating costs

I hope I calculated it correctly, although I want to mention that the exact figure within 5 to 10 euros is not so important to me – it is more about something else. These are the information from the energy certificate that I used to calculate the monthly costs.

When I asked the owner of the house what monthly heating costs they have, they told me €196 per month, which does not match my calculation from the energy certificate at all.

There must be a mistake somewhere, right?
Could you help me out here???

Good night, what do actual consumptions have to do with results from energy certificates? Just read the fine print!
Energy certificates, provided they are professionally prepared correctly, at best allow a qualitative assessment, never a quantitative one regarding expected consumption!
Maybe the heating was set to frost protection because the owner was in Mallorca during winter, or the seller generally stays at 18°C room temperature and heats only 2 rooms? Maybe they even only shower semi-annually? Who really knows all that?

Are 196,- euros gas heating costs (2 people) a lot or a little in a house built in 2000 with 170 KW/h (m²a) according to the energy certificate???

I also once tried to calculate the whole thing for our house and failed. Therefore, I will try to give you an idea with our billing from 15.04.2013 to 15.04.2014 = mild winter.

Basis: 2 people and a dog 200sqm living space, of which 164sqm is kept daily at 19 degrees, the rest on frost protection at 16 degrees The comfort temperature in the evening etc. is maintained by a wood stove.

Both people shower twice daily, once or twice a week there is a bath.

House (built in 1938, renovated 1996 roof and windows, interior 2013) was newly installed with heating technology with new radiators. In the basement there is still a resin heating boiler with 22 kW from 1996. On the advice of the installation company, it was not replaced due to very good efficiency (but everything is prepared for it). Only the roof is insulated with 1996 standard. The windows are also from this year except for two new patio doors. There are two solar modules for hot water preparation on the roof, which managed the hot water supply alone last year in July and August (heating completely off).

For the above-mentioned year, we paid a total of €2,780.00 for gas and now pay a new installment of €192.00 per month.

Maybe this will give you an idea.

Edit to the previous post:

The amount paid is not correct. It is "only" €1965.00. The amount mentioned in the previous post is from the year 2012/13 with a lot of heating for drying without regulation during the construction phase.
