Hello everyone,
is there a rule of thumb for the eligible costs similar to the ancillary costs (15 to 20% of the construction costs)?
I am unfortunately somewhat surprised by the fee offer from our architect.
The planned house comprises approx. 160 sqm.
The construction costs (turnkey) he calculated as follows:
160 sqm * €1,500.00 / sqm = €240,000.00 (gross)
From the €240,000 he deducted the VAT to present the eligible costs, approx. €201,000 net. So he assumes about €200,000 as "eligible costs."
Unfortunately, I do not understand this, because according to §4 of the HOAI he must apply cost groups 300 to 400.
Tiles, bathtub, etc. are included in the €200,000.
However, I cannot find these items in the cost groups.
Am I missing something?
I would be very grateful for any hints!
