Hello community,
we are building in a new development area on a slope. With our general contractor, we have already negotiated the grading of the entire plot including the garden. According to the current plan, the house is 3 meters away from the street and is 15 cm higher than the street (measured from the finished floor level). We actually like it this way and will build a step in front of the front door.
Our architect and general contractor say that this is completely sufficient so that no water enters the house.
However, our direct neighbor is building with a 50 cm height difference (finished floor level to street level, also 3 meters from the street). His architect advises against less than 50 cm (because of water, melting snow, etc.).
We get along well and would actually like to build at the same level, otherwise our gardens would differ by 35 cm. We are both not experts and, of course, everyone tends to trust their own architect first.
Question:
Which architect is right, and is there an "ideal" height? Are 15 cm enough or should more really be planned?
We would like to avoid that the driveways/garages (which are directly next to each other at each 3 meters height)/gardens are built with a 35 cm difference in height...
