EHF 15 cm vs. 50 cm above street level...

Hello community,

we are building in a new development area on a slope. With our general contractor, we have already negotiated the grading of the entire plot including the garden. According to the current plan, the house is 3 meters away from the street and is 15 cm higher than the street (measured from the finished floor level). We actually like it this way and will build a step in front of the front door.

Our architect and general contractor say that this is completely sufficient so that no water enters the house.

However, our direct neighbor is building with a 50 cm height difference (finished floor level to street level, also 3 meters from the street). His architect advises against less than 50 cm (because of water, melting snow, etc.).

We get along well and would actually like to build at the same level, otherwise our gardens would differ by 35 cm. We are both not experts and, of course, everyone tends to trust their own architect first.

Question:

Which architect is right, and is there an "ideal" height? Are 15 cm enough or should more really be planned?

We would like to avoid that the driveways/garages (which are directly next to each other at each 3 meters height)/gardens are built with a 35 cm difference in height...

The soil survey will probably help you a lot with this. It depends on how well the rainwater seeps away and how high the groundwater is. For us, theoretically no step would be necessary, as the rainwater immediately seeps away here (after about 50 cm of topsoil there is sand) and the groundwater is only at a depth of 80 m.

Hello Elias,

how/with what does your neighbor's architect argue? Perhaps there are good reasons for it that we do not know here based on your information?

With a 15 cm height difference to the top edge of the finished floor, I would like to point out that the step probably won't work ;)
Depending on how far the entrance actually is from the street, you still have to take into account the 2% slope towards the street so that you don't step into a puddle when you leave the door and water can drain?

Even at a distance of 3 m, you would have to consider a 6 cm height difference for the slope, leaving you only 9 cm of the 15 cm. But a 9 cm step is no longer a step, rather a tripping hazard? :rolleyes:

Regardless of the slope towards the street (which has already been mentioned), the question is whether you live in an area where flood waves regularly occur due to rain and/or snow that go beyond the 15 cm? Flood zone? Otherwise, I see no reason to make life harder with an extra 50 cm. A 50 cm height difference means several steps. So several steps for groceries or a stroller. 50 cm just over a slope of 3 meters looks terrible.

I do not see any heights entered in that confirm or deny this. Basically, your (naive?) calculation is "correct" under the condition of a cross slope "0" between your properties. Are there already any secured findings regarding the finished height concerning the "street"? Otherwise, one might possibly use the emperor’s beard as a basis for further calculations and not even know if he has one ;-)
