Eaves boundary development

Hello,
I have the following concern. We have a compact plot and need to have a semi-detached bungalow built on it, whereby every meter we can maximize to the boundary is crucial.
Planned is a roof overhang of 0.5 meters. As far as I know, the distance from the building (wall) to the boundary must be 3 meters. Does the roof overhang have to be taken into account? In other words, would the wall of the house have to be approximately 3.5 meters away from the boundary?

I can only speak from my case: Yes. We had to stay 5.50m away from the boundary. 5m + roof overhang.

We must stay 3m away from the boundary and the roof overhang on our side measures 60cm. However, this did not matter for us.

Check the building regulations of your federal state. In NRW for example:

§ 6 para. 7 sentence 2
(7) In the calculation of the distance area, shall be disregarded, if they do not project more than 1.50 m beyond the respective outer wall,
2. subordinate structural components such as cornices, roof overhangs and terrace roofs, if they are at least 2 m away from the neighboring boundaries,

Our house is 4m from the boundary, but has a 1.4m roof overhang. I am of the opinion that only the pure wall dimension counts.

in NS the boundary distance must be 3.00m to the outer wall with an eaves projection of 50cm including gutter.
with an eaves projection of or 75cm a distance of 3.75m must be maintained.
