Hello,

we moved into our new building a few months ago. Unfortunately, we only noticed irregularities regarding the ceiling on the 1st FLOOR later. Maybe someone can help, is this serious?

- I have attached the ceiling plan. Unfortunately, it was planned so that insulation is placed under the vapor barrier as well (under 25% of the total insulation).

What seems very strange to us now:

The ceiling height on the entire 1st floor is 7 cm higher than in the plan (the developer's response was that the drywall installer hung the ceiling 7 cm instead of 14 cm lower, which does not cause any problems).

Now I have looked at the specifications again (see attachment).

[*]There must still be a 20 mm air layer and 20 mm wooden layer above the gypsum board.
[*]Only above that does the first insulation layer (60 mm mineral wool) begin.

I don't see any wood at all - is that correct?

Urgently contact your site manager or architect, have the deviation justified in writing, and check whether the construction was carried out professionally in accordance with building regulations approvals. If necessary, an independent expert can help.

You don't see any wood, but you do see aluminum or metal profiles. The mentioned wood is only structural timber, which has been replaced by aluminum profiles in your case. Basically, both can be used. Metal replaces the previous wood. What kind of irregularities?

Ok, maybe I just had a strange feeling there -

[*]the construction was supposed to be done with timber according to the plan and was replaced by metal - I was worried also because of building physics effects (but I don't know anything about this at all - thermal bridges, moisture protection, I couldn't find the air layer, etc.).

I see no fault with the UK, but the cable penetration through the vapor barrier is a different matter. Tape is no longer state of the art here; through sleeves for vapor barriers should be used. However, with 1-2 cables, this is only a minor defect. If you can, have it fixed. The sleeve costs less than €5.
