Hello everyone.

After reading along for a long time, I may now also ask for your feedback. As can be seen from the questionnaire, the planning is currently designed solely by me. I can provide detailed dimensions if the representation using squares is insufficient.

Preliminary note:
- 1 square corresponds to 1x1m
- Northern wall is on the boundary and must be constructed as a fire protection wall.
- The dressing room does not need a window
- The small master bathroom could either have a fire protection window as shown, opaque due to the neighbor regulation above the toilet, or a strip window starting at 1.8m height across the entire room width.
- Light well in the office is more generous, but windows are not floor-to-ceiling
- Windows on the upper floor are not floor-to-ceiling
- Possibly an additional door after the wardrobe as a "windbreak," but this can certainly be retrofitted

I look forward to your feedback.

House design
Who created the planning:
Do-it-yourself
What do you particularly like? Why?
L-shape of living-dining area,
covered terrace
What do you not like? Why?
Upper floor in general not 100 percent (width of children’s rooms)
Price estimate according to architect/planner:
none available
Personal price limit for the house, including equipment:
450K (without land, without incidental building costs)
Preferred heating technology:
gas condensing boiler

If you have to do without, on what details/extensions
-you can do without: bathroom in the basement, dressing room, master bathroom
-you cannot do without: 3 children’s rooms, office, cooking island

Why did the design turn out as it is now?
It was created this way due to northern boundary development and the goal to have as much garden and terrace on the west side as possible

also with the main building on the common boundary, so basically a semi-detached house, but adjoining on the eaves side ? ? ?

No, not a semi-detached house. Our northern neighbor also has to place his house at his northern boundary. He will certainly connect to our property with the garage. This would be typical for a terraced house formation, but it is not explicitly required in the development plan. There is only the note that the usual distance rules apply to the other boundaries.

I also like the floor plan itself... but the staircase takes up too much space for me. A half-turned staircase would be much better. For example, this would allow the children's rooms to be slightly larger.
