Hello,
we are new here in the forum and are now asking for your opinions.

After a long search, we have now found a plot of land with a great location and the notary appointment is imminent.

There is no development plan. Otherwise, I don't know of any restrictions regarding construction. Of course, the construction project should blend into the surroundings.

The plot itself is slightly sloped and becomes flatter towards the south/west.
We are envisioning a single-story building with a basement. In the basement itself, the double garage as well as an office, guest room, and small shower bathroom should be accommodated. Of course, the remaining rooms like the utility room and storage as well. The entrance should be on the northern side, so the long hallway is probably unavoidable... Unless you have other suggestions...

The draft was created by us ourselves, after a long search through many other floor plans via the internet and in show homes. So far, we have only had a brief introductory conversation with an architect.

I am grateful for all advice, criticism, etc.!

- long, narrow, tube-like and very dark corridor
- staircase where you walk against a wall
- no separation between private and "public" rooms
- children's rooms that only have direct light in the morning
- no dimensioning
- different door formats
...

And just quickly...

The draft is frankly not acceptable at all. There are so many things that don't fit... for example, you open the front door and look into a long dark pit.
Look around a bit for bungalow floor plans, you'll surely find one or two that fit.
By the way, why a bungalow anyway?
With children, I would never build a bungalow unless I absolutely had to.

Thank you for the quick responses so far!

:
The dark hallway is probably due to the northern entrance. Given the planned location of the house, the entrance on the northern side is the best option; otherwise, you would have to walk around half the house to get to the main entrance (at least that’s my perspective at the moment). Unfortunately, I couldn’t find any other stair symbol in the program, so I drew a staircase like this. In any case, the staircase is planned in the dirty area, and a 90-degree staircase would probably make sense. I would also like to have a separation between private and public spaces, but I don’t know exactly how that could work with the northern entrance. That’s why I arranged the children’s rooms in a way that at least some separation is present. I left out the dimensions for now, as I thought they weren’t that important. However, I did list the square meters at least. The different door sizes come from the fact that I planned a wider door for the front door and the door to the kitchen, and a sliding door is planned from the hallway to the kitchen. Unfortunately, I couldn’t find a sliding door in the program.

:
I’ve already written quite a bit about the hallway. I’ve been searching for bungalow floor plans for ages and unfortunately found hardly anything with the entrance on the planned side. We especially want a bungalow because since the birth of our child, we’ve only just had the idea of having everything on one level. At the moment we have three floors here, and with a child, it’s a nightmare, because basically everything happens on the bottom floor, and that’s likely to be the case for a long time. Or are there other opinions on this? If so, bring them on.
In any case, I am open to further suggestions/criticism... How can I do it better???

Unfortunately, your site plan does not indicate why the northern entrance is so essential. From where to where does the property slope and by how much?

How should the basement be divided with the garage?

Regarding the floor plan ... there could still be the possibilities of a professional who might also know for certain whether there are any restrictions in the development plan that you might not be able to interpret correctly due to lack of expertise.

Measurements are always useful; otherwise, how else can one assess, without complicated calculations, whether furniture, distances, etc., can fit reasonably well?

Hello Kaba,

Why?
Unfortunately, your drawing of the plot tells us nothing about the location of the street and other elements (neighbors, trees, buildings)
And if the entrance is in the north, where would the driveway to the garages in the basement be?

Didn’t you take away at least something about bungalow designs during your search?
Personally, I wouldn’t even want to rent an apartment that has this corridor.

You can also rotate the designs seen on Google or on construction company homepages so that the entrance is on the north

Was he that bad that you are now trying it yourself?

Between three stories and one plus basement there is a compromise solution, which at least would be cheaper than a bungalow. On the one hand, a basement is an expensive matter, on the other hand, a bungalow. So overall you are investing quite a bit of money in the building form “bungalow with basement,” which you would gladly find elsewhere as equipment. If the funds are available, okay. I like bungalows. But you lose a lot of plot area, and whether you can get some homey atmosphere in an underground basement connected outside through a garage (also very expensive, a garage in the residential building), might work, but only with a lot of effort.

Since you surely have been looking for a plot for several months, and your registration in this forum is also several weeks ago, I ask you: have you even informed yourself about house building and costs? For example, browsed here in this forum what makes house building expensive or affordable? What a design is? How a design comes about? And how the structure, i.e., zoning, of a residential building looks?
Unfortunately, I can’t see any functional thought process in your idea,

Regards Yvonne
