Double garage for 2 vehicles with an attached carport

Hello everyone,

we are currently in the final implementation of our house & are facing a fundamental issue. We are building a multi-family house (upper floor rented / 100 sqm) and will also move in ourselves. My wish is to have a double garage for two vehicles. Due to the large floor area of the garage, the idea came up over time to cellar the garage, which is why a staircase (1m instead of 1.10m as planned) has now been included. However, I am now concerned that the remaining width of 5.44m might be a bit too tight. The mason proposed the idea, since the garage will be built anyway, to extend the dimension by 50 cm outward towards the boundary point. This would leave a residual width of 3.03m to the property boundary for the potential carport next to the garage. The adjacent property is family-owned.

The question now is whether this idea of extending the garage is feasible & compatible with the cellar staircase. We would prefer not to park cars in front of the garage, let alone only fit one car inside, as the garage is intended to be used exclusively by us as landlords. The second option would be to eliminate the cellar staircase – rather reluctantly.

We ask for external opinions to get a better picture here.

The main question is whether extending the garage by 50cm is sufficient to accommodate 2 cars in the garage and to build an additional carport [planseits rechts neben der Garage]? Is that clearer? Please explain what is unclear :)

You probably mean a widening ... because you want to enlarge the 5.34 m, which remains to the right of the stairs, by shifting the right wall 50 cm to the right. Carport then only 3 m .. or, if you place the posts on the boundary, 3.3 m in the front area. Is the attachment of the carport planned directly on the wall on the garage side without posts? And, you just have to be aware that in the carport you always park as far to the right as possible so that the driver can still get out on the left. That means passengers on the passenger side should get out in front of the carport. 534 cm usable width for 2 cars in the garage I also consider relatively uncomfortable, unless you drive very small cars.

What would be a comfortable size for the interior garage? If necessary, the car would then simply be parked lengthwise along the house instead of in the carport.

Something was simply misplanned and now I’m trying to save the child fallen into the well, Kochbeutel.

Hello,

in the Bavarian parking space regulation, parking spaces are at least 2.30m wide. Usually, most parking spaces of hardware stores, shops, etc. are planned with a width of 2.50m. In your planning, it will be around 2.70m. A modern mid-size station wagon has a body width of about 1.85m without mirrors measured. If both doors need to be opened comfortably, you can easily add 75cm per door. So, in this example, there is already a parking space requirement of 3.35m per car. Adding 50cm between the open doors of the vehicles and 25cm to the wall results in 6.80m to comfortably walk around everything with open doors.

Just as an example, realistically this is rather rare. I would provide the 50cm widening for the garage.
