Determining construction costs when building without a construction company.

Hello,

we have bought our plot of land and want to submit our building application in the near future.
For this, we still need an architect.
The question that keeps coming up is what construction costs we should expect.
Is it possible to have someone calculate these or can one use a flat rate/price per sqm?

Important:
We are building without a construction company using solid construction. We will only need companies for the roof, heating, and earthworks. Since our family is quite large, we have covered the rest ourselves.

We plan to build a bungalow with 1 1/2 floors, 250 sqm of living space, a double garage, no basement, with a large gallery.

I would estimate €341,857.42, ± €100,000. No one will probably be able to answer that, as there is simply almost no information available.

What other information is needed?
Isn't something like that usually calculated by the architect, or do we really have to calculate it ourselves?

If you do everything yourselves, you primarily have material costs. The question is, where do you get the material from, as strong price fluctuations are possible here alone. Which material is used, which heating system, KfW xx, equipment (very basic or luxury with KNX and all the bells and whistles) There are simply countless factors. Maybe someone can give you a minimum price, but upwards it is open.

Another question: why don't you have an architect? It's about time, especially if the building application is to be submitted.

Yes, he prepares the costs and will be paid according to his schedule.

Argh – a bungalow has _only_ one single-level floor, the ground floor. All living and utility areas are accommodated there; the floor is little more than a crawl space and intended as storage! Consequently, you are building a classic detached house.

Even in NI, an architect/construction engineer is required for the building application. He estimates the expected building costs based on his tables; his fee a.k.a. HOAI is then calculated from that.

If the construction later turns out cheaper, the approving authority does not care about that at all. You only have to prove the KfW standard if you plan to use funding.
