Hello,
there is a development plan for a plot of land to be built on, which does not prescribe a floor height, but does require that a new house must adapt to the surrounding buildings. These are typical single-family houses built about forty years ago with gable roofs.
Now, however, a so-called townhouse is preferred, with the so-called 2/3 compensation area.
A construction company has already indicated that this is not a problem. But if you sign something here and it later turns out that the building authority does not allow such a house to be built, you are stuck with the respective company – even though you might prefer to build a different, approvable house better with another company.
Therefore, here are my questions:
1) Is the roof of a so-called townhouse officially also called a "gable roof"? – Or is this term reserved only for the above-mentioned single-family houses?
2) If a townhouse is approved, could the single-story 2/3 compensation area be equipped with a gable roof (for a possible later expansion, but for now only to be used as an attic)?
Or would it have to be a flat roof then?
