Detached villa with "gable roof" or flat roof

Hello,

there is a development plan for a plot of land to be built on, which does not prescribe a floor height, but does require that a new house must adapt to the surrounding buildings. These are typical single-family houses built about forty years ago with gable roofs.

Now, however, a so-called townhouse is preferred, with the so-called 2/3 compensation area.
A construction company has already indicated that this is not a problem. But if you sign something here and it later turns out that the building authority does not allow such a house to be built, you are stuck with the respective company – even though you might prefer to build a different, approvable house better with another company.

Therefore, here are my questions:

1) Is the roof of a so-called townhouse officially also called a "gable roof"? – Or is this term reserved only for the above-mentioned single-family houses?

2) If a townhouse is approved, could the single-story 2/3 compensation area be equipped with a gable roof (for a possible later expansion, but for now only to be used as an attic)?
Or would it have to be a flat roof then?

Please first define Stadtvilla. That is a term that building law does not recognize.

And I usually only know these "Stadtvillen" with a tent roof.

Even if no story height is prescribed, how many stories are actually allowed or how many stories are there in the surrounding area?

Thank you very much! Yes, the "townhouse" I mean is a house with four roof surfaces inclined against each other. And my question is whether that "hipped roof" is legally distinguished from the "gable roof". The latter is standard in the area for single-story construction.

Yes, there is a distinction in building regulations. Therefore, one roof is called a hip roof and the other a gable roof.

My advice: submit a building inquiry to the building authority with a hip roof. A city villa with a gable roof looks strange. Better to opt for a shed roof.

There is the possibility to apply for an exemption regarding the roof. Therefore, contact with the building authority is also advisable to clarify the options before signing.

When asked cautiously, the building authority indicated that the surrounding buildings must be taken into account. - However, they could imagine a shed roof (even though there is nothing of the kind in the area).

... but unfortunately there is the restriction of solar usage.

I would still be very grateful for an answer to the second question:

Or would it have to be a flat roof then? "

I've been stumbling over that all the time. What exactly do you mean by that? Possibly a staggered floor? Rhineland greetings
