I don’t know whether I should laugh or cry.

It may be that you haven’t bought anything in the past 6 months, but making a projection from that is absurd.

There are still many euros missing from the expense list…

Expense list unrealistic + you should really get some insurances if you don’t have any. Disability and term life insurance are mandatory with a large loan, legal expenses and household contents insurance are basics and make sense for almost everyone. Just like private retirement provision in some form. I would question how fixed the house price really is. Still, if you really don’t want children, that’s possible. If you change your mind about that, it changes the situation.

Should work, even if your expense plan definitely leaves out 500-1000€. Since you write contentedly unmarried: I would consider it, it makes some arrangements easier when you take that much credit together (inheritance case e.g.). It can also be done unromantically without a party etc.

That’s unwise in some cases (disability insurance), in others it will necessarily change (homeowners’ association fees, household insurance,...)



Oh come on, you cook every single day of the year? Never got a döner? Through the drive-thru at McDonald’s? No beer garden in summer? No romantic dinner for two at the Italian place? Whatever it is, €0 is simply not possible!



You realize that yourself, right? Your “if anything” is trolling.



Never to the swimming pool? Girls’ night for 50 Shades of Grey? No culture? €2.50 per person... that’s just nonsense, sorry.



Again: that’s the cost of a weekend city trip, you weren’t really on vacation yet...

You want to live like this for the next 20 years? If you remain childless, financing is permanently easy, then you don’t have to make the costs look so favorable... ;)

Overall quite doable, fixed term/probation period are not an obstacle.

I find the costs incredible (like €3000/sqm for a KfW40EE house including slab and earthworks... wow...) in my area I would sign immediately...

I would do a 20-year interest rate lock here, preferably plan so that you can also change the installment, i.e. as long as the income continues like this or even increases = repay a lot. If it ever gets tight, it would be nice if the installment can be lowered.

I don't understand. With what money are you paying for the paint, the floor, the interior doors? There can't possibly be a labor cost saving of 80,000 euros?
