Demolition: Anything to consider regarding new construction?

Hello!

We currently have a small, fully basemented house from the 60s on about 800 m² of land. We are in the process of clearing it out and have discussions scheduled with demolition contractors in the coming days to get a sense of what preparatory steps we need to take and roughly what the costs will be. It is to be completely demolished and then a new building will be constructed.

We have not yet finalized a choice of architect, but we are considering doing the demolition now and only starting the planning of the new building afterward.

Questions:
1) Is this approach sensible?
2) Is there anything to consider during the demolition that might be relevant to the new building or the architect?
3) Should I involve the architect already during the demolition?

You need a permit. Find a good demolition contractor who separates cleanly. If he does not, the disposal will become significantly more expensive. Disconnect and have all connections separated. Ideally, the plan and permit for the new building are already in place. Then the earthworks could be carried out in one go.

Thank you! Approval is clear so far, as is proper disposal. I was more concerned about the process. It would definitely be sensible to clarify whether a basement is coming or not. Then the demolition contractor could also possibly do the filling of the pit.

I would now involve an architect. Do you want to keep the basement or fill it in? Have offers made to you; shredding debris can become more expensive than disposal and filling with foreign material.

Either it will be filled in or we will use the hole. None of the old material is to be used further.

That's true. Processing on site is often a dirty business and is only really worthwhile on an industrial scale.

What could be worthwhile, however, is transport and taking delivery material directly on the return journey. That saves a few hours of truck time.
