Topic: Current price assessment (excluding land)

We are about to finalize our construction contract. I would appreciate your price evaluation/price comparisons/price assessment.
Below you see our best offer so far from 3 bidding partners. I had the feeling I could have achieved a better price. What do you think? Is this already good or would you recommend asking one or two more? (Info: we only want regional owner-operated construction companies, no system providers)

Current price from January 2025

- turnkey single-family house with basement
- ground floor/upper floor = 184 sqm living space
- basement = 46 sqm prepared for conversion as a granny flat in the lower ground floor & 72 sqm usable area
- enclosed volume 1081m3
- solid construction, Poroton brick, 2 full floors and flat roof, upper floor built to overhang 1.50m above ground floor
- construction site Baden Württemberg
- incl. concrete or masonry carport connected to the house 5m x 6m
- 1 large and 2 small bathrooms
- 2x concrete stairs
- air-to-water heat pump Dimplex with underfloor heating
Medium standard equipment: living room / dining room parquet, rest tiles or vinyl, walls painted with woodchip wallpaper, electric shutters and blinds in dining/living area, 2 lift-and-slide elements
Not included: land, ventilation system, fireplace, photovoltaic system, outdoor facilities, soil disposal, surveying, pre-screening for compaction, ancillary costs for house connections, ancillary costs for permit fees
I would be very grateful for your assessment: Too expensive? Should we finalize or ask other partners? Do you possibly have your own price examples for similar projects (current)?

It is very inexpensive. I would have expected a higher price. Be careful that no costs are hidden in the service description. That is not a mid-range finish, that is covering up poorly plastered walls at rental apartment level.

Thank you for your comment. I have a very good overview of the scope of services and have compared it with 3 other high-quality scopes of services. In the cross-check, the gaps have become apparent, which I am aware of and are included in my estimate of additional costs.
Yes, the textured wallpaper walls are indeed still a point we are aware of and depending on the final budget, we will upgrade to painter’s fleece or plaster.

That is really very cheap. That almost sounds too good to be true. Make sure to look at the contracts very carefully. Maybe find someone external to review them or send the construction performance description in here. There are a lot of experts here who can at least point out the important issues to you. When you deal with something so much, sometimes you get so deeply involved that you take some things for granted or no longer notice them. Just to be really on the safe side. Also pay attention to the QM prices indicated for tiles and floors. Personally, I wouldn’t use textured wallpaper in a new building either.

There is absolutely nothing against using [Raufaser] in new construction, especially if you don't belong to the top 5% and therefore have to watch your money when building a house. Completely [walls and ceilings] in Q3 or even Q4, stick [Glattvlies], paint, preferably in various tones or accents. For 184m² without the basement in your region, I would easily estimate 20-25k that the painter charges for that, with Q4 it can quickly go over 30k. Plus basement.

Well, you don’t have to be rich for painter’s fleece or smooth fleece wallpaper. It is a matter of taste, of course, but I actually don’t know anyone privately who has textured wallpaper in their own house. Houses and apartments of all price ranges.
Maybe not representative, but it seems to match the general perception of textured wallpaper.
