Hello esteemed gentlemen!

First of all, I hope that you and your families have come through the difficult time safely so far!?

1. Yesterday, I noticed cracks in the basement concrete exterior wall at our construction site, please see pictures:

2. I have informed our site manager about this, including the pictures.

3. The following response came back:
"Good day Mr. xxx,
I have taken note of your pictures, the cracks will be covered immediately as a measure to prevent water ingress.
When concreting the basement ceiling, the cracks will be sealed and thus will not pose any further problem.
However, I must point out that entering the construction site without being accompanied by the site management is not permitted for insurance reasons,
please take this into consideration."

4. What do the professionals think about this?

5. How should I proceed?

6. What should I reply/demand?

Thank you in advance for your answers.
I wish you a happy and healthy Christmas!

Regarding the cracks and the site manager's response, I can say nothing except that it also doesn't seem trustworthy to me. One question about the expulsion: Are you building with a developer? Or with a general contractor/prime contractor?

Thank you for your response !

1. We are the builders and
2. are building with a general contractor.
3. We have transferred the house rights to the general contractor in the construction contract.
4. However, we have made many advance payments and therefore I believe we have the right to supervise the construction project, correct?

Hmm, yes, but you will probably each have to make an appointment for a joint inspection with the [GU].

Hello HeiniohnePlan

I find the cracks concerning. It seems there is not enough coverage over the rebar. But whether that is the cause of the cracks? I have never seen that before. Ok, if the ceiling is poured, they are covered from above. But do they still have any connection to the rest of the concrete? From here it looks like the outer concrete could be knocked off. Inspect this with the site manager (of course in coordination), take a hammer and a roof batten with you, position the roof batten at an angle against the crack and give it a strong hit. Then the chunks might come off. Let's see what he says about it.

Thank you !

That is a good idea.

1. At our neighbor's house (on the right in the picture), the basement ceiling was already poured last week:

2. In the picture above, cracks can already be seen on the exterior wall of our house (on the left in the picture).

3. Maybe they appeared while pouring the basement ceiling at our neighbor's. The formwork for it was attached to our wall, see picture. What do you think?

4. In the picture below, the overlap on the other exterior basement wall can be seen, which seems to be a little thicker:

5. I don’t know how I should proceed?

6. Do I really have to register every site visit with the construction manager?

7. THANK YOU!
