So I have the following concern:
My wife and I want to build a house.
We want to have the shell built by a company and do everything else ourselves or hire companies ourselves and compare prices for plastering, windows, heating (basically the big things)
But we also want to do a lot ourselves:
Tiler (in the family)
Electricity (in the family)
Insulating, installing doors, painting, landscaping, etc.

Now we are calculating how expensive everything could be.

We want to have a shell built (130 square meters, 2 floors with a basement)

Questions:

1. What would such a shell cost approximately?

2. What is actually included in the shell? Also the roof truss and the light shafts?

3. What does the heating cost? Underfloor heating (ground floor, upper floor)

4. What do the windows cost?

5. What does the plastering cost (inside? outside?)

6. What does the screed cost?

Just approximate values. Are there other things that might require a higher amount?

I have an offer for a shell construction:

Foundation + earthworks + masonry + roof including tiles (without insulation) + triple glazed windows + exterior plaster + exterior door + aluminum roller shutters on all windows + approx. 60cm roof overhang, window sills on all windows inside and outside

about €125,000 for the house:
150m² living area according to DIN 277
1.5 storeys
without basement
with bay window

My shell construction is defined so that from the outside the house looks finished.

But the price strongly depends on the characteristics and quality of your products.
Which brick and the thickness
Which foundation (concrete slab, strip foundation, double reinforced, etc.)
Roof tiles?
Which exterior plaster?

and so on and so forth.

So it is definitely cheaper than if you hire a developer (shell house) etc.

How does it work? To the architect who designs the drawings and then to the construction company that builds the shell. After that, the other parts come (windows etc.)?
