Hello dear forum members,

I have a question about the costs for a soil survey. More precisely, our architect has now presented us with an offer. According to information from the structural builders, all landfills (in the vicinity) now require sampling of the material for excavation. Otherwise, no excavated soil is accepted by the landfills.

I wanted to ask you how you assess the costs. Is it reasonable or too high?

Hello, what are you planning to build? A "normal" single-family house or semi-detached house? Your soil report seems a bit too expensive cost-wise for a single-family house. We had a soil report done today. They didn’t do any digging but simply made boreholes with a small tracked vehicle. Two exploratory boreholes and two dynamic probe soundings were carried out. Soil reports cost just under 700€. Regards

Hello,

Wow ok, that is quite a bit cheaper. We are building a single-family house with about 120sqm of floor space, plot about 800sqm.

Did you commission the soil report / geotechnical survey yourself?

Then you don’t need as much as we do. We commissioned the soil survey more cheaply ourselves. The geologist also told me today about the landfill costs for excavation because we have soil layers that are partly not suitable for backfilling, etc., and apparently also need to be disposed of.

Great, thanks for the tip! We'll go over this again with the architect. Online you can also find partial costs for soil surveys around 400 €. That seemed quite low to me.

Let's see what the portal offers.

Since the soil is partially contaminated (LHKW) here as well and we generally consider it necessary, we commissioned the soil report ourselves immediately after purchasing the property. Cost 800€. More details, e.g. depth of the drillings, gladly tomorrow. At least we have received a multi-page documentation including laboratory results. This is now available to our architect. He is satisfied with it.
