Hello everyone,
I am new here, but I have been thinking about building a house for some time. I now have two specific questions regarding the financial framework. First, the following:
We are currently considering buying a building plot (600 sqm) near Hanover.
On it, we would like to build a solid single-family house with 150 - 160 sqm of living space, two stories with a normal gable roof, basic dimensions about 12 x 8.5 meters. Preferably with a basement; if this is not possible for cost reasons, a converted attic is the alternative. Additionally, a normal garage, preferably with access to the house. The single-family house should be faced with brick and preferably have two additional gables, each slightly projecting (about 0.75 m to 1 m). We envision 3 bathrooms (a small guest WC, a children's bathroom with shower, and another bathroom with shower and tub for us).
We have so far received a cost calculation for an Effizienzhaus 55 from a solid house provider (Baumeisterhause Tadge). This amounts to 300T € including garage (9K €), outdoor facilities (7K € - seems low to me), fireplace (12K € for chimney plus the fireplace itself), incidental costs (25K €), pellet heating and solar system for hot water (21.5K €), electric shutters — without basement, with converted attic. The calculation also includes all painting, sanitary, and electrical work, as well as floor coverings.
1.: Is this realistic?
2.: What would be a realistic figure for our above-mentioned wishes if I have everything designed by an independent architect and built by a construction company?
