Costs for a semi-detached house from the architect too expensive?

Hello everyone,

after much back and forth, we have decided to build a semi-detached house, we have also found a plot of land of about 300 sqm.
We recently visited an architect who prepared a cost estimate for us. The architect offered us the house (fully basement), with garage, terrace, and outdoor facilities for about 277,000 euros, plus additional construction incidental costs (structural engineer, energy certificate, surveyor with construction surveying, architectural planning and construction supervision) of about 39,000 euros. So we are looking at a total price of about 320,000 euros excluding the land.

What is your experience, is this price OK or is it too expensive? Thanks in advance for your answers.

Without more information about the house, one cannot judge that. ;)

Hi,

what information is still missing? It is not a KFW house, as the architect said that financially it would not be worth it with the KFW loans. It is a house with a shed roof, quite modern. It has the usual features like underfloor heating, exhaust heat pump with supply and exhaust ventilation system. Triple glazing etc. The cost breakdown is as follows:

Hi,

the house has the following dimensions: approx. 7m x 11.0 m. Living area, without hobby basement 125sqm. Oh, and I had already mentioned the incidental construction costs, they are just under 40,000.

A shed roof is a bit more expensive than a gable roof. For Baden-Württemberg, I would estimate that the costs for the pure house including the utility basement are around EUR 260,000 including heat pump and controlled supply/exhaust ventilation with heat recovery and excluding painter work, floor coverings and typical incidental construction costs. Provided that the architecture is straightforward and without, for example, a roof terrace or similar gimmicks.


I have already included that in the EUR 260,000.


The total costs should in my opinion add up as follows:

New construction including utility basement: EUR 260,000
Typical incidental construction costs: EUR 30,000 (excluding trade tax, notary and fees – if you already own the land; otherwise more)
Floor covering works according to architect: EUR 12,200
Painter works according to architect: EUR 11,500
Outdoor facilities according to architect: EUR 8,000
Roll lawn according to architect: EUR 2,000
Garage according to architect: EUR 10,000
Reserve for extras EUR 10,000

All in an estimated investment of about EUR 343,700 if and insofar as no additional foundation costs for the land have to be considered.
