Cost of planning order with the general contractor

Hello everyone,

After long negotiations and many discussions, we would now like to place the planning order with our selected general contractor for our single-family house. For this purpose, a contract has been presented to us for the necessary architectural services to submit the building application.

The general contractor wants 10,000 euros upon submission of the building application
And 8,000 upon receipt of the building application

The costs will later be credited in the work contract.

Is this price and procedure common?

Is there a flaw in the reasoning somewhere? I don't exactly understand which points in time you mean.

1. Submission of the building application to the city

2. Receipt of the building permit from the city

Well...

we have just signed a contract for work and the cost plan stipulated that 5% of the total amount is due at the building application. That would then be for planning costs, so it fits. However, the general contractor has nothing to do while the building authority is working on the approval. So what's the 8000 for? After all, they also wait first to see if it gets approved before they continue.

And why hasn't a contract for work been signed yet????

Not quite right ... I assume that the original poster wants to keep all options open and the general contractor presents his "normal" payment steps. This usually means that the soil survey and structural analysis have been completed by the second payment. Rhine regards

Yep! But the structural analysis will probably only be calculated once the contract for work is signed. In this respect, a payment after the building permit doesn't make sense.

Edit: ...although I am just wondering what is meant by "receipt of building application" when there already is a "handover of building application"
