So you planned individually, and Büttner’s offer was that much more expensive than an identically sized Simply? Could it be due to the construction service description, and the individual plan is by default offered as "Vision" instead of Simply? Are there any recent experiences with Büttner Massivhaus? We were attracted by the Simply series. Since the standard floor plans didn’t fit, we created an individual plan. We received our offer and are surprised that it is 10-20% higher in comparison.
How can it still be open whether you work with an architect if the floor plan is already "90% finished"? – The architect comes before the floor plan (and before searching for the construction company – more precisely: even before making key decisions –) otherwise something is amiss. The plot is purchased, the floor plan and placement of the house with garages are 90% finished. Open is the financing and whether we work with a general contractor, architect, or building agents.
Then just take a prefabricated garage plus a thousand euros for crane and road closure as a financing dummy; for that price, you can definitely build it yourself. The garages are also included as a financial buffer in the calculation. Possibly they would come later. The banks want a very detailed cost breakdown.
Both Kerstin and I have been here a long time and cannot just imagine it at a quality level that enables meaningful advice. My phone can access the Internet, and there you can get cadastral extracts and Google Earth screenshots. P.S.: now I just read further:Sorry, I have nothing on that on my phone. As described above, the plot is nothing special and easy to imagine.
You want as beginners to lay a wooden floor yourself spanning expansion joints?!? Could it be that you have a generous gap in your expectations versus budget, and that your skills are rarely calibrated? In our planned house, the same wooden floor should be laid throughout the entire upper floor (except for the bathroom). We want to have no interruptions when changing rooms. We would like to lay it ourselves. The installation method should be floating. Can someone share their experiences on how best to approach this?
