Hello dear home builders,

Unfortunately, I haven't found anything about my question so far and I hope it's not too bad that I am opening a new topic.

We are 2 families of friends who want to build together in BW, but there are still some questions open regarding the costs that I hope you can help me answer.

It is clear that we save on the plot, but what about the ancillary construction costs?

I have already been able to read here that you can expect around 50k. May I now also divide these costs by 2 or are there certain costs that still occur twice even though we are doing everything together?

I am clear about notary and connection costs (Telekom and so on).

I would also like to know if there are prefabricated house manufacturers that build terraced houses; here too I couldn't really find anything on the homepages of the well-known manufacturers.

I am really grateful for information and tips.

You will find a few threads here that say you will save marginally (exterior plaster and window on the partition wall, only one construction toilet, etc.). Therefore, I assume that there will not be much room for savings in the ancillary construction costs either, although those...

Do you even have a plot of land yet? Do you want to build safely with your acquaintances? I understand that you might want to save costs! However, such a construction project can be a strain on friendship and family, so I would think about it very carefully! In my construction project ([Grundstück haben wir bereits, Bau beginnt nächstes Jahr]) I consciously decided not to build with acquaintances or relatives. Simply to maintain my own privacy and harmony within the circle of acquaintances/relatives.

Of course, we are aware that it will be stressful for everyone, but I am also quite sure that it should not be a problem for us.

We have already been neighbors and friends for several years and think very similarly.

@ Lastdrop I was just thinking about all the things like excavation and the slab, which is just one anyway.

As I said, unfortunately I have no experience and thought that there shouldn't be much difference in the work whether I am building a house with 200 sqm or a semi-detached or terraced house with a total of 240 sqm.

That is why I hoped that most of the incidental costs incurred could be shared between the two parties.

Well, you have your excavation (and foundation slab material), the other semi-detached house has its excavation.
Certainly, architect fees are cheaper if you mirror 1:1. Also, trips of the excavator (earthworks) can be halved, as well as the construction power box and water, toilet. The container can also stand alone but has to be emptied more often; the driveway might be used jointly, then savings measures are apparent here.
To my knowledge, all permits, applications are not to be shared.
Both houses may need scaffolding.
And for the division, travel costs of any kind must have the same starting point for both halves of the house. But these costs are rather minor, so not worth mentioning.

If a provider even thinks about it, you should send him packing ;)
