Cost estimation prefabricated house experiences?

I am completely new here I am hoping for your assessment of my house construction.

So far I am still in a very early stage of planning, if everything goes well the house should be built by autumn 2013.

Budget for house + land is 140,000€. Please let me list my thoughts exactly:

- Plot 700sqm edge development (not yet developed), I am getting it from my parents for about 20€/sqm. 15,000€
- Development costs, notary, taxes (according to municipal homepage 17€/sqm for development) 15,000€
= 30,000€ for building plot

- Prefabricated house "shell construction" 110-130sqm with flat roof/hip roof (these almost flat roofs, thus no roof slope = more living space) 80,000€
- no basement
- floor slab 5,000€
- kitchen 10,000€
- bathroom / tiles kitchen, hallway (material costs only, my father is a tiler) 5,000€
- carpets / laminate 120sqm/20€ 3,000€
- garden (for the beginning) 5,000€
- other costs 10,000€
= 113,000€ for complete prefabricated house

I have already read quite a bit on the internet about the topic of shell construction, every provider defines it differently. My definition is:
- heating present
- sanitary lines laid (at least into the bathroom wall)
- plastered, sealed

Basically only still floors, bathroom, kitchen installed and walls/ceilings sanded, filled + painted.

Craft-wise my family and I know quite a lot, it should pose no problems at all.

In the next weeks I will first check out all the local builders I know; those are for me in 91315 Höchstadt/Aisch / Bavaria:

A "real" shell construction house (unfortunately there is no binding definition here) usually consists of the closed building envelope: masonry, roof truss and roof covering as well as windows including front door and exterior plaster/facing bricks.

My definition is:
- Heating installed
- Sanitary pipes laid (at least up to the bathroom wall)
- Plastered, sealed

According to "my" definition of a shell construction house, you would probably have to add several thousand euros on top.

Overall, I consider your price expectation rather wishful thinking; even if the family seems to consist almost exclusively of craftsmen.

Hello, I assume you want electrical power as well? I miss that in your list, and I think quite a bit is still missing. Forget the internet prices you read about. Ask for a construction description, and everything not included there costs extra.

For 80,000 I would say you won't get a shell house. We were offered our prefab house as a shell house for 140,000. Including floor slabs.

We would have had to do the electrical and sanitary work ourselves. Heating would have been included (gas boiler).

I think under 250,000 total costs it's going to be a very difficult thing. Because even if you don't have to pay wages, you have to buy materials and insure your helpers. (keyword BG Bau)

I suspect the word you are looking for is "shed roof"... That is probably best imagined as a flat roof with a slight pitch.

Regardless, the whole thing won't work with 140k.... For example, you seem to have completely forgotten the electrical work...

And you should check whether the sanitary pipes and heating are really included in the 80k before you start calculating further..

Your breakdown for the house also does not total 113k but rather 118k... + 30k for the land = 148k... so you are already exceeding your budget by 8k yourself.... and that without the electrical work...

I would estimate that you should be happy if you manage to stay well under 200k...
