Cost estimation for development and preparation

Good evening dear forum members,

I am also a member of other forums and kindly need your support.

1. Topic: Earthworks
Our plot is 1.1m below street level. The front parcel then drops another 1m. The soil report looks good. After 0.3m of topsoil, there is load-bearing soil.

We want to fill up because we cannot, do not want to, and will not afford a basement.

On average, 1.9m has to be filled. The area is 15m × 27m = 405 sqm.

The house has a footprint of approx. 90 sqm. Could you share your cost estimates with me?

2. Topic: Development
The house should start approx. 10m according to plot size. The house connection room is therefore behind a 30cm thick wall. Plot size of the first parcel 72/12 835 sqm. The second or rear plot is designated as non-buildable or may not be built on. Avacon and Wasserverband Peine are the suppliers. I cannot currently inquire about the costs due to vacation, and the information is not accessible to me on the website.

So, there are only development costs for the first parcel, right?

What do you think, how much will the development costs (electricity, water, gas, sewage) including house connection costs (rainwater from 1m before the house and wastewater pipes) amount to? Difficult to estimate...

405sqm, you know how much that is, right? So just off the top of my head, I think that alone with everything included requires at least 15,000.

First of all, thank you for your answer seat88. Unfortunately, yes. The location is great and the size of the property is great.

Theoretically, we could also stay below street level, but then a lifting system would be necessary and I want to avoid that. The property is being or has been divided. I also don’t want our still unknown future neighbor to raise their property and then we live next door in a pit.

Happy to hear more opinions.

Not insignificant is also the question of how much the plot may be filled at all. Are there already statements from the building authority on this?

There is no statement, but the second neighbor of mine has also brought his property to street level. In general, there is a good mix in the street regarding the height of the houses.

Hello seeker of advice

I would reconsider the "no basement" thing. You have to backfill, possibly build a retaining wall to the neighbor, etc. Is a basement really more expensive then? If so, only marginally.
