Conversion of old farmhouse from 1902 - floor plan ideas

Hello everyone,

next year we will buy my husband’s parental home and renovate/remodel it for ourselves.

We are currently working on the floor plan and are still unsure about a few points (the areas marked in red, utility room and fireplace, are fixed).

What we want:
Bedroom with access to the master bathroom
Children’s room
Guest WC with shower
Open living/dining/kitchen area with storage room directly adjacent to the kitchen

At the moment, we do not want to reactivate the fireplace, but also don’t want to tear it down.

On the left side of the house, an old pigsty will be rebuilt and is intended to serve as an open guest room or office, including stairs to the upper floor with a second office and separate staircase for a second apartment on the upper floor.

I am attaching pictures of the current floor plan, our current idea, and the exterior view.

We look forward to your honest feedback – or if you have a completely different idea

At least that is a nice house. Helpful would be: 1. to know the basement or the foundations 2. to orient the plans at least the same (and ideally also aligned to the north) 3. to present the floor plan synoptically, i.e. current and intended in the same plan: yellow demolition, red addition, optionally gray/black/white what is and shall remain 4. to illustrate and/or write in what consists of what (i.e. differentiate between stone, wood, timber framing etc.) 5. to add a section, preferably parallel to the gable. If I understood correctly, the house is supposed to be extended into the barn. I do not find a staircase from the existing building in the renovation proposal. If the solid lines parallel to the long sides symbolize middle purlins or the like, are we essentially dealing with a hall house? What do we see in the two photos? Is it an illusion, or are there two different roof slopes? In the top photo, it looks like there is a huge extension. Then one wonders what is meant by the courtyard. An arrow usually points to an entrance area. Where is the street, and where could the south be? Are there no load-bearing walls? Or load-bearing beams or studs? And how much budget is available? Regarding the design: how should one imagine the extension including the staircase: is the extension supposed to be two stories high? That would look rather awkward or clumsy directly on the gable side on the roof side. Or is a modern cube supposed to be attached there? What is the white in the interior walls? The kitchen doesn’t really work, does it?! Either it’s in the way or it is the way. Some more zoning, so that the residents can live fully independently of the visit of other residents, would be appropriate.

Hello and many thanks for your reply :) I will do my best to answer your questions:

1. We have no basement. The slab will be insulated for the first time as part of the renovation (currently it is lean concrete?)
2. I will provide that later, maybe I can manage it this evening
3. see point 2 ;)
4. We have no half-timbering, the exterior walls are 40 cm thick / brick. The two drawn lines in the first picture ("cleared floor plan") are intended to show the current load-bearing beam construction (wood).
5. We (still) don't have a section (there are no old building plans or similar either, as the house dates from 1092)

The current staircase is to be completely removed – background: on the first floor there is already a second residential unit and we simply want to create two separate entrances (the staircase is to be relocated into the barn).

You mean the exterior photos of the house? You can see the main house, the old pigsty branching off to the left, and in front an ancient barn (wooden construction only; used as storage space), which is also supposed to remain as is.

Courtyard here means a paved area, the driveway is on the right side (exterior view of the house). There is only a street right up to the courtyard entrance, next to the house runs a forestry field path that is rarely used. Cars park in the courtyard (approximately at the spot from where the top photo looking towards the front door was taken).

I have added the cardinal directions.

The two drawn lines in the "emptied" floor plan are meant to indicate the two load-bearing beams – our current idea is to leave the load-bearing walls on the right side mostly standing (with few exceptions) and to replace the left ones using steel beams (whether this works will of course be commissioned with a structural engineer).
Small dots are marked on the indicated beams in the current floor plan – those are the studs.

From the outside, we want to preserve the charm of the farmhouse, so as part of the renovation, we will probably insulate inside as well (iSFP is already in progress).

The extension is only to be built up as far as necessary to realize the separate entrance to the upper floor. In the remaining area, an office space is planned (including sloping ceilings, so not a full story).

The white in the interior walls are skylights (we have a ceiling height of 3m on the ground floor and our idea was to let in as much light as possible into the house with this. Currently, it is very dark on the ground floor...).

We are also not quite satisfied yet with the living/dining/kitchen area. Somehow we are missing the saving idea...
