What are the advantages and disadvantages of controlled ventilation compared to conventional natural ventilation? Why do all residential construction companies in high-quality condominium complexes or townhouses not install controlled exhaust ventilation and instead choose not to take advantage of the potential benefits of controlled ventilation and thus go against the provisions in a new energy-saving regulation?

Advantages:
- Always fresh air
- regular ventilation is ensured. Even in absence.
- time saving
- at low outside temperatures, you do not freeze with an open window

Disadvantages:
- high initial costs
- occasional maintenance required.

Other facts:
Energetic gains from heat recovery are consumed by electricity costs. Controlled residential ventilation is only a comfort feature. The germ argument primarily comes from manufacturers of decentralized systems. The entry of germs into the apartment is even reduced by controlled residential ventilation, as long as the filters etc. are maintained.

Why don't housing construction companies generally use them? Cost issue!

In addition to the cost aspect already mentioned by the previous poster, a natural ventilation system offers further advantages over a controlled system:

• Indoor climate can be influenced independently
• Optimized energy consumption
• No or significantly lower CO2 emissions
• And as mentioned: Lower price, also reduced maintenance costs

What do you mean by optimized energy consumption?

Regarding the other arguments, I have to say it sounds as if I wouldn’t be able to open my windows anymore if I have a controlled ventilation system.. of course I can independently influence the indoor climate by simply ventilating the classic way. The same applies to CO2 emissions.

Price is always an issue, and with the WRL, hygiene of the ducts/maintenance is also always an issue.
