Contract review land purchase

Who is the seller (city, company, or private person)?

The seller is a private person. However, everything goes through brokers, whose fees, by the way, are covered by the seller. He offered us the option to buy directly, outside of the broker, when we inquired.
It already reads like a standard contract and corresponds with another purchase contract for a plot of land we had before (however, that purchase fell through).
