Consultation existing property - 10 years old

Hello everyone,

I am currently faced with the decision to possibly not build new after all, but to purchase an existing property.

Brief facts about the property:

-181 m2
-2 full floors and a half (shed roof)
-Lime/sandstone masonry with ETICS
-no basement
-KFW 40 standard
-Solar combined with water-bearing chimney and 1000l water storage tank
-Ventilation system
-Fully underfloor heating
-Driveway paved/terrace available/garden in good condition

Obvious defects/changes:
-Facade already has slight algae growth/green tint - cleaning necessary
-Floor in the living room must be replaced
-Renovation of bathroom (bathroom furniture/shower, possibly tiles)
-New wall colors/wallpaper inside

I am basically not a fan of ETICS or ventilation systems, but would now have to live with them. What experiences are there regarding the cleaning or sustainable suppression of algae on ETICS facades? How high are the associated maintenance costs?

Compared to new construction (plot costs deducted) I would save about 25% and have significantly more living space. However, I am also aware that qualitatively (no ETICS/ instead heat pump with deep drilling) and maintenance cost-wise (no ventilation system) my corresponding new build would be better or cheaper.

Another viewing is scheduled for the weekend.
Which things can/should still be checked?

With the few pieces of information and missing images, there is not much to say..

But: One should avoid a new building without a ventilation system, unless you have employees who ventilate all day for you and don't care about heating costs. So it's already good that a ventilation system is present - but without knowing what kind, you can't say anything about it either. Secondly, a modern ETICS should no longer be affected by algae.. again, the information on how old the house is missing?

The algae are little trifles. There is a chemical that is applied to the wall for that. After 3-4 days they are gone. Cost maybe 20-30 euros + paint roller and telescopic pole.

Renovating the bathroom around 15 grand - the floor then becomes a bigger construction site. Still significantly cheaper than a new build, I think. The floor plan is not completely crazy and okay. I would bite if the rest fits.

But I wouldn't go to the appointment without a building expert.

The house was built in 2009.
The north/west weather side is especially affected, as there is no particularly large roof overhang. However, it is not an extreme infestation.

Make sure to have the energy calculation shown to you regarding KfW40 and compare the energy demands calculated back then with the target values of a KfW40 house. In 2009, all of this was still quite new and, to my knowledge, not yet fully thought through, accepted, or matured in practice everywhere. If that doesn’t quite add up (values correspond, for example, only to KFW 55 or 70), that would be a great starting point for negotiations.

Honestly, I find the floor plan really well done, the children's rooms with the sleeping gallery are exactly my taste. The only problem: I don’t like shed roofs because of the asymmetry. To me, it seems disharmonious and unfinished, but that’s a matter of taste.

Regarding the facade, I would have no concerns; a house without WDVS can look like this after 10 years, depending on the vegetation in the surroundings. Thermal bridges form (here it’s the joints between the WDVS panels), and algae then settle comfortably there.

PS. I would be interested in the 47.5 cm wall construction: 30 cm sand-lime brick and 17.5 cm WDVS? Or the other way around?

Yes, in my opinion it doesn't win any beauty contests. Staggered shed roofs are still okay, but something like this takes some getting used to.
