Construction service description - what to pay attention to?

we will soon receive our first offer for the construction.
However, I have already received and reviewed the construction and service description from the developer.

Since I am not very familiar with this topic, I would like to know exactly what I should pay attention to.

Google says: Make sure that everything is really listed in it and that there are no or hardly any extra costs.

I hope you can help me or show me what exactly should be listed.

Is it ok if I write down all the points relevant to me here and you possibly share your opinion on them?

Basically, at least in my opinion, you will hardly find a developer whose construction service description is worded in such a way that no additional costs arise.

The most important thing is that the construction service description is complete. If the construction service description is only about 4 pages or so, you can almost forget it.

It is also important that everything is listed in the smallest detail. So if it says that a bathroom is supposed to have a washbasin, a shower, a toilet, and a bathtub, it should also state exactly which type each is. I mean, I can choose Villeroy and Boch, but I can also offer Ideal Standard or some other foreign rubbish.

Therefore, it is important that everything is listed very precisely.

Which developer is it?

Have you already checked in the other section here whether there are opinions about that developer?

Do you have any other construction service descriptions for comparison?

So not everything will probably ever be included. Do you only have one developer?

We used the weekend to go through several show homes and got price lists and construction service descriptions.

Now on the agenda is to type the first construction service description into excel. Then read the next ones and see what is not yet in the list, and so on until all construction service descriptions are done. Then you can mark what is included with whom.

And even when I have the list, I am sure there will still be extra costs ;-)

A small example: Developer A is about €3000 more expensive than Developer B. However, with A, the tiler is included for all rooms. With Developer B, you would have to pay for that separately.
