From my point of view, an even greater advantage is the family allowance per child for civil servants in addition to the child benefit.

With your income, you could theoretically handle a lot of loans. However, you don't have to go to the maximum (if you are in such a comfortable situation), but could also build smaller. The then lower loan would be paid off much faster. That would be "luxury" for me.

Thank you for the many suggestions. Regarding the [Elterngeld], I meant that you receive the maximum amount as well as the family allowances or child allowances. We have decided to meet with a good friend who is a financial advisor in two weeks and get advice from him. I have known him for a very long time and trust him completely. Then we will know what we can afford financially and accordingly we will plan the house. But basically, the opinion seems to tend towards the idea that such a loan volume would be feasible. Whether such a house is affordable with this amount, we will see. 250 m² will probably be sufficient. Thank you again.

Just a small note. The intermediary for a financing typically earns about 1% commission. That means no matter who advises you, keep in mind the 6000 EUR commission that person receives from the bank for the successful placement.

So trust is nice, but please don’t be blind.

And definitely obtain comparison offers (e.g., from your house bank or another intermediary). Quite often intermediaries are also somewhat "restricted" to certain products/financing types.

Ours even received 2%. It’s now stated in the attachments, which I find quite good.
