I think you calculate the 2800 euros including your basement. The 1800 - 2000 euros construction costs are without basement. With prefab house providers, maybe no groundwork is included. Normally, prefab wooden houses are even a bit more expensive than brick houses. You should therefore read the construction and service specifications very carefully.

Best regards

Take a look at "Stadt und Land," there you will find a decent solid house also in the price range you got from the prefabricated house providers. But the same applies here – you can add quite a bit on top of the homepage prices.

We built with them. No luxury, but very good for living. And without exception, small German craft businesses were involved.

Write down your space requirements and justify the comparatively expensive basement for yourself. 5 sqm per floor is usually enough as a basement substitute, well-thought-out living space of about 130 sqm, and the building world looks a bit more relaxed [emoji2]

@ Sabine: Indeed, I included the basement in the construction price.

@ Markus 2703: I found Stadt und Land, but they seem to operate only in and around Berlin.

@ YPG: Leaving out the basement would still be an option in an emergency.

I will now continue to collect offers, and then for the final selection I will hire an expert (building surveyor / architect) who will carefully review the construction service description.
I will also surely write something about it here in the forum.

Under Stadt & Land, Town & Country is certainly meant, which can actually be found all over the country. It is a franchise company. I stay out of it, I don't know what their quality is like.

At least in the greater Nuremberg area, I cannot agree with that. On the contrary: only the bare minimum, absurdly high surcharges for some fancy "packages" (multimedia, builder service, security package), total failure in terms of communication and willingness to find solutions when problems arise,..., and all kinds of languages on the construction site, but no German. Not to mention the "construction service description". Thank God we had the construction service description checked by an expert, there were quite a few traps in it.

Certainly not to be generalized across the entire country, since it is a franchise, but I would ask myself why the mentioned provider can offer so much cheaper than what local solid construction companies offer? Somewhere savings are made, and certainly not on their own profit.
