Construction of a turnkey single-family house

Hello,

how long is the distance to a potential employer from the current place of residence? Can you / do you not possibly want to accept a longer, more time-consuming commute during this period?

Just an idea before hanging around "pointlessly." Although I would like to make one point. Especially later on, it can only be an advantage to be flexible for the construction. Also when moving in.

It might also not look good to start anew and constantly be on the phone because of the construction.
Just my thoughts

Planning started in February, preliminary contract signed in April, building application submitted on May 20, main contract signed on May 20. Sample selections are completed. Approval exemption was received on June 18. Offer for civil engineering (house connections) and gas connection are available. Start of construction contractually guaranteed within a maximum of 8 weeks.... so far everything is running very smoothly *knock on wood*

I find 9 months of construction time from groundbreaking already very long.

I don’t think so.
Well - our construction took 6.5 months (solid). But everything really went smoothly (except for 1 week longer drying time). The individual trades handed over the reins to each other and sometimes several worked together on the construction site.
From what I’ve heard, 9 months construction time is still good. One should keep in mind that the house also has to dry out properly before certain other trades can continue working. The drying time will be in winter here. As far as I know, cold air absorbs moisture better, but the drying itself proceeds somewhat slower (due to the adjacent temperatures).
In the past, houses were often built over winter because of drying - with construction times of more than 12 months.

cold air especially absorbs less moisture, that is the crux of building drying. incorrect ventilation = damp walls

Let's assume you heat up to 21 degrees during the day and want to save at night by turning all rooms down to 12 degrees. Then the cold air can no longer hold the moisture it absorbed during the day and you get drips at the coldest spot. Therefore, ventilate briefly and intensively, completely exchange the air and close the windows again, or have an automatic ventilation system.

The fact that houses used to dry out in the shell during winter has more to do with the state of technology and the patience of the builders. You could also build the house in winter and dry it in summer, but that hardly makes sense.

I think the mentioned 9 months includes a buffer. If it goes faster, that's great, -> the client is happy. If the builder were to name a shorter period and it then unexpectedly takes longer, it has a negative connotation, -> the client is dissatisfied.
