I don't want to complain now because the prerequisites ([Eigenkapital] even if it is only a little, [Sparrate] also okay) are basically given. If it stays at 450k€, 4.5k€ net income is sufficient as long as there are no children.

You need to think about the situation if 1-2 children are there and you possibly pay 400€ per child in daycare fees.

One more point about the savings rate:

4500€ - 400€ - 2500€ leaves 1600€. Why do you two spend 1600€ without rent, without children, and without expensive hobbies? There is most likely still potential for optimization. Under this scenario, I would have expected 3000€.

2500€ is currently our savings rate, our total income at the moment is 4500€ net. The income will reduce by about ~4000€ net during parental leave... hope it is clearer now.

On an interest fixation period of 2 years, the plan is to start building immediately after the interest fixation.

It's definitely a tough nut to crack with 430€/m².

You’re roughly at ~1800€ (with a 460k€ loan) per month plus additional costs. So if you have kids, that’s over 50% of your net income just for housing. Personally, that would be way too much for me.

Daycare fees can be pretty expensive, especially when the price per m² is already that high for you.

Give me some more information about the property. Don't let them pull everything out of you bit by bit. 24 installments of 400 euros, you’re not really paying off much. You wrote in the original post, residual value 100,000, that’s supposed to mean remaining debt, right?
