so if I send a customer an offer, and then I get the answer: another broker made me a better offer from the "HVB" (and then they send me the offer) then I say to him: yes, on paper it looks good... in reality it doesn't work... for me they have become so unreliable over the years.... So here are some infos: the HVB makes totally "unrealistic" valuations (if a savings bank or cooperative banks determine a value over 100,000€ higher for a property than the HVB that already says something) then they also really insist (we determined X, at most X minus 10% will be financed...) or sometimes even mention the conditions (the condition was only valid up to 80%, but we are above that here, up to 90% we still have to meet the requirements and raise the conditions...) that's why I avoid the HVB, so that neither I nor the customer get a problem with the valuation/condition...
