Construction financing terms okay? High equity ratio.

I believe the €520,000 for everything will not be enough. We paid that last year for 130 sqm, KfW55, medium standard, double garage, incidental costs, and kitchen. We did the exterior work and flooring ourselves, only paying for the materials. Additionally, there is 25 sqm of attic as expansion reserve, where doors, painting, and flooring are still missing. The plot is just under 600 sqm and we paid what you paid. For financing, we had €160,000 equity with an original total volume of €500,000. €120,000 KfW at 0.95% and €340,000 with 25 years fixed interest at 1.5%, our net income is significantly lower than yours. We also had to use an additional €20,000-25,000 of equity (due to special requests).

What do you think about this? I would argue that we are an almost ideal financing customer since we bring a lot of equity, a healthy income, and no liabilities. Shouldn't loans be available for more than 1.35%?

The calculation does not seem healthy.

Total project costs (all-in): €520,000 (land, house construction, double garage, all incidental costs, outdoor facilities, kitchen)

You won’t get all that in NDS for this price either.
