Here are some forum participants who believe that it is better not to build with less than 5,000 euros net. Sometimes rightly, sometimes wrongly. ;-)

For some people, it should even be forbidden with 10,000 euros, others manage even with 2,500 euros net.

As so often a matter of opinion, but we have had this discussion here several times before.

Please consider the context! This is about a high! real estate financing! Missed that? Then the income is far from low. If he had asked whether he could finance a car (besides €500 rent)... the income would be more than sufficient ;)

However, I consider €3200 family income to be too low for almost all real estate financings. It feels like the forum’s lower limit is around €3800... the average is significantly higher...

Regards, Steffen

3200 + 2 child benefits + 500 gross rental income in relation to a €495,000 loan volume with a monthly burden of 1728 + additional costs for the house and maintenance reserve, without really paying off anything and without insurance, is simply low.

A cheaper property than the €585,000 he wants to pay is possible. Why not? No one else here has claimed otherwise.

Whereas "2 child benefits + 500 gross rental income" have no place in the calculation :)

At the bank in the life phase model, yes. At least the child benefit [Kindergeld] at 100%. After all, the living expenses per person are then deducted from the income side.

Therefore, one should also NOT rely on the assessment of the banks. According to the bank, we could have financed 3 million as well.
