If there is something in the Schufa, it is more a case for a local bank. You can have better talks with them. Overall, however, it is a manageable financing. I would, however, use the equity capital completely. There is still enough left over from the rent to quickly build up a cushion again.

When inquiring about conditions, play with open cards right away and, for example, inform the credit broker etc. that a Schufa entry exists. Because credit inquiries that end up in a bank's internal review and are then rejected due to a Schufa entry worsen your score.

So: Check Schufa values. The local house bank is usually more lenient.
