Hello dear forum community,
we are currently building a single-family house with a regional solid house builder.
We are just about to have the screed installed. Problem: we live 400km away from the construction site.
Now some discrepancies have arisen that are not really being addressed.
1) As requested and also shown in the execution plan, we have a dormer. What we received was a cross gable.
The construction company is apparently now having the cross gable approved afterwards, but that was absolutely not what we wanted. The house looks even more like a block because it is on a slope and has the cross gable.
For the construction company, it seems "settled" with the after-approval.
2) Again, this dormer/gable:
The rafter at the top of the dormer was delivered too short. As a result, it does not rest on the wall running perpendicular to it, but a kind of column was concreted, on which a beam stands that in turn supports the rafter. However, 1m further is the bedroom door and the concrete column now actually stands in the walking direction.
3) We are building with a ventilation system. The ventilation outlets in the attic are not shown in the execution plans because they go into the floor (that’s what we were told). However, the 17.5 cm walls planned by the architect are apparently too thin for the ventilation pipes and exhaust outlets. Only the supply air goes into the floor. Therefore, such drywall boxes now have to be installed everywhere on the wall to cover these pipes.
These are now the 3 things that bother me the most. Do I really have to just accept it "as is"? Allegedly all "not serious," but some of it really bothers me.
How is this usually handled here?
