Hello everyone,

I would like to buy a plot of land in my community. However, before I take this step, I would like to know approximately what construction costs I have to expect (per sqm) just for the house, excluding the land.

Data about my "house ideas":
- Single-family house/semi-detached house with basement
- Living area approx. 180 sqm
- Solid construction / prefabricated solid construction

Some time ago, I was at a mortgage broker. For a single-family house with 150 sqm living area with basement, he calculated a price of about 800k just for the house, excluding the land. Even in these times, I find that a little too high.

Has anyone built recently in the Rhein-Neckar district and can say what price per square meter I actually have to expect.

The cost question is always: Should it be a usable or residential basement? And do you really need a basement for a 180 sqm house? If I roughly estimate with only €2,500 per sqm including basement: (180 sqm + 90 sqm basement) = 270 sqm * €2,500 = €675,000 in a simple design. With additional construction incidental costs and extras, I also come to about €800k.

I come from the outer suburbs of Stuttgart. I can't tell you anything specific about your region, but I assume it's not the cheapest area either.

Price per sqm - as always - depends.

Here, they now like to calculate with 2,500 EUR/sqm. Of course, regional factors and then heavily dependent on the standard. Energy saving regulations are structured differently than KFW 40. Manual plastic shutters differ from electric blinds, vinyl differs from terrazzo floors, etc.
The 2,500 is more of a normal standard. If you want it a bit more "fancier," you quickly end up at 3,000/sqm.

Basement, here also usable basement, white bathtub [Note: 'weiße Wanne' is a term for waterproof concrete basement], etc... but 100k is quickly gone.

It also depends on what the agent meant by "just" house. With everything except the land, there might also be things like architect (50k), incidental building costs (50k), earthworks (depending on the land maybe 10k maybe 100k), outdoor facilities (also depending, 25k is quick but on a slope also quickly 50k+), kitchen, furniture, etc.

You can tear apart all the figures. Up and down. The 800k can be totally unrealistic or also a very reasonable guideline.

Edit: Carport/garage from 6k hardware store kit or also 50k masonry double garage... also already included in the 800k.

You need to deal with more than just the sqm.

Sorry, was too imprecise. The living area of 180 sqm already includes the basement. More like 130 sqm living area + 50 sqm living basement. Optionally, I would also omit the basement if it increases the costs significantly to choose 180 sqm living area without the basement.

With the costs mentioned, it confirms the statement. Single-family house/semi-detached new build projects with 150-200sqm + land start in this region at at least one million. Crazy times.

For how many want to build now, you are a few years too late. I know many, and that in Brandenburg (rather cheaper), who have €5,000+ net household income, but simply cannot find anything they could finance with it.
