Construction costs of different house types

Hello,

a few days ago we visited a model home exhibition to look around. There, two consultants told us that a city villa with a hipped roof is considerably more expensive (25-30000 Euros) than a two-story house with a gable roof and about 30 degrees roof pitch.
How is it with a 2.5-story house, compared to two stories with the same living area? What is more expensive, more floor space of the house spread over two floors or the same floor space spread over three levels?

This is correct in solid house construction as long as the attic in the gable roof house is _not_ developed; so _only_ the standard staircase, how the cables are routed into the attic. Afterwards, pure storage space opens up, no living space.


Legally, there are only I-, II- or multi-story buildings; so you are talking about a II-story building.

As described before, if the _fully_ developed space is distributed over 2 full stories + attic (here it must always be clarified whether this is allowed according to the applicable development plan), the price difference between city villa and single-family house is marginal. If your question targets prefabricated house providers, it is not uncommon that the city villa is more expensive in direct comparison. This is simply due to the production method of the prefabricated house.

I mean by a 2.5-story house a house with two full floors and an attic without a knee wall. Does this have a different construction cost (with the same living area) than a two-story house without an attic?

"If" the exterior architecture is the same – that is, 4 smooth walls without recesses – + "if" the total floor area is the same + "if" the two-story single-family house has a _fully_ developed attic, then the difference between a city villa with WD and a single-family house with SD is marginal. A WD is an expensive matter. Overall, it is pointless to want to explain this definitively because my above statement also depends on everything – except the roof shape, being identical 1:1; when would it ever be that? Then it further depends on the provider and their calculation. Basically, you have to request offers for both types of houses, then you will surely know their costs from _one_ provider. You must not assume that every offer is transferable 1:1 to another provider! Rhineland greetings
