Construction costs masonry single-family house 165m2 with basement

Hello everyone,

I have already browsed through the individual posts here, but I haven’t come across anything from which I can infer information about our construction project.

We are building a 165m² single-family house (plus basement) in a rural area (NRW; Sauerland). The plot has a slope, so that at the back of the house the land adjoins the living floor, and at the front the basement protrudes from the ground.

In total, it will be: a basement level (technical room, garage, storage cellar), a living floor, and a "half" floor with a 1m knee wall height.

In the cost calculation, €126,000 was budgeted for the "masonry and concrete work," half of which is labor and the other half materials. It is planned to use Poroton bricks with 36.5cm thickness. Different bricks are to be used in the basement area.

My question: Is the cost estimate for the masonry and concrete work realistic? Or too high / low?

A cost calculation is usually based on empirical values which are then variably estimated according to the construction project.

A proper tender created by a professional (architect) brings clarity.

Otherwise, the mentioned amount is too high/low depending on the view from the crystal ball and can therefore be correct or not.

But it probably won't be as bad as with the [Elbphilhamonie].

Influencing factors: - Walls, corners and projections/recesses, bay windows --> we don't know your floor plan - The "volume" (how many bricks you need) --> interior walls? room height, gable, ... - Number and size of windows and doors - Construction site (next to the stoneworks or on an island?) - and many more .... Hard to say, so see also #2. Why are you asking anyway? A cost estimate should always be evaluated overall. It may be that individual items are extremely uncertain and you might be somewhat off. But still, the total can be quite accurate. Therefore, we would also need to know what you actually want ... Only concrete offers provide higher accuracy. Architects who build several houses a year should know costs. If you don't know anything, you have to request (indicative) price offers from contractors.
