Construction costs for a single-family house, additional building costs?

Hello everyone,

we want to build a house and I would like to hear your opinion on whether everything fits as I imagine it

€400,000 house (offer available for approx. 150m² city villa, 2 full floors including basement, white tank as well as a garage 6*9m)
€5,000 (extra cost estimated during sampling)
€55,000 plot
€20,000 terrace roof with tent roof. Price estimated.
€80,000 ancillary building costs estimated (including yard paving, terrace and garden!)
€20,000 kitchen estimated

Total €580,000

The ancillary building costs are, as always, a big issue. When excavating, there will be a lot of rock; how much should I calculate here? Do you think the ancillary building costs are sufficient? Yes, here in the forum there is a list pinned at the top, but in my opinion it is outdated!

I don’t know your intended standard or that of the homeowner, but when I see the price for your terrace roof with the feature tent roof, it is missing a zero during the selection process. Everything costs money and more money, usually always four digits. Quickly, 5000 can come together just for sockets and switches in electrical work. Baseboards, different tile installation, bathtub, washbasin and so on. It’s not uncommon to read about 10000 for plumbing here. We paid over 10000 for tiles, okay, extra floor coverings were included there, so also those in EL. In this respect, feel free to orient yourself on the construction cost thread and add a flat 30% on everywhere... even if it hurts.

Everything is included except painting and wallpapering. Baseboards are included as well as tiles and floor coverings at €30 per m2. The terrace roof would be great but will come last and depends on whether there is money available. We will mostly stick to the standard. Anthracite windows, electric shutters in the living area, controlled residential ventilation is already included in the house price. I therefore definitely find €50,000 too much for the selection.

And €5,000 too little. It would be nice if it were that way. You can report back sometime.

I’m saying: I don’t know your standard. But 90% of the time, 3 sockets per room simply aren’t enough or you want metal edges instead of plastic. Or you want tiles that look like wood, which already means higher labor costs. The costs lurk in the details. See above for more.
Stick to the mentioned thread: it’s not like everything there is far-fetched, and it’s not like the BUs have since upgraded their construction service descriptions. Rather the opposite.

Check your construction service description for what isn’t included.

The price for the roofing is just an estimate. I have no idea. Maybe the thing only costs "just" 15k€.

Even though some of the amounts are only estimates. 580k€ minus the land price of 55k€ first has to be allocated among the trades/people. Even if some items are not precise, the total amount fits. Maybe with your difficult soil, KNX, blinds, sauna in the master bathroom are not included, but you are approaching the matter with common sense and enough money.
