That is just as wrong as the assumption that all two-story houses with gable or hipped roofs count as city villas, even if this is often suggested - not least by the builders/owners/residents themselves. In any case, I do not call my residence a city villa, even if the aforementioned criteria are met.

Well, a Stadtvilla is nowadays called a two-story house with a tent or hipped roof. It is simply a designation for this type of house without it having to be a luxury house, i.e., an actual villa.

That would be neither possibly nor a saving, but certainly more expensive - at least with the same benefit. On two full stories, you can add a storage attic, with a sloped upper floor aka attic, you will want living rooms in the roof space and thus rafters instead of trusses. Then, for the same usable area, you need more floor space. The "city villa" has facade window walls all around, with the pitched roof there would be additional costs either for roof windows or for dormers / bay windows or returns. You could save (to a limited extent and not in all cases) with the combination "city villa" and gable or shed roof. But I only recommend that from an aspect ratio of 5:4 or higher: on a square floor plan otherwise the eaves side appears shorter and thus almost "rotated by 90° to the house axis".
