Construction cost planning KFW 55 realistic???

Hello,

I have been reading in this forum for some time now. Since I have read relatively little about construction costs in Saarland so far (which I think is a rather inexpensive area), I would be grateful if someone here could assess/estimate whether my budget planning for our project roughly adds up.

The plan is for a single-family house with 150 sqm living space and a prefabricated basement. The floor plan is simple, no bay windows/conservatories etc.
Ground floor: open living/dining/kitchen area, guest room, guest WC, small storage room
Upper floor: 1.3 m knee wall, 2 children’s rooms, master bedroom with dressing room and bathroom
Basement: technical room and 2 or 3 rooms as storage
Heating should be a [LWWP] with underfloor heating throughout the house and basement
It should be a [Kfw 55] house, preferably monolithic with bricks
Soil survey is available, soil class 3-5

I would like to not exceed a total budget of 400,000 euros
Plot: is now available, costs 70,000 euros including property transfer tax
Additional construction costs: 65,000 euros, which I think is estimated quite generously

=> thus about 265,000 euros would remain for the house construction

Is the calculation somewhat realistic?

Depends on what exactly should be included in the 400,000. For example, is a kitchen already factored in, outdoor facilities, garage, what can or do you want to do in EL? I can at least tell you this much, our plot of land cost a very reasonable 42,000 (fully developed), we have about 135 m² on 1.5 floors plus cellar, air-to-water heat pump, ventilation system, built according to the Energy Saving Ordinance 2009 (KfW70) and with EL worth about 20,000 - 25,000 we come to a total amount of about 400,000.- € The price then includes some furnishings (kitchen, bedroom, couch, lamps, paints, wallpapers...) and about 20,000 - 25,000 for the outdoor facilities (that adds up quickly!!!) Incidental construction costs, as I define them, were about 30,000.- €. The house itself, as it is with a few extras, turnkey including floor coverings in 2012 would have cost about 240,000. Since then, however, construction costs have risen, you want to build about 10% larger and also Kfw 55, which back then would certainly have cost another 10k€. I would say, except with Town & Country or Heinz von Heiden it will be difficult if you don’t do a lot yourself...

The incidental building costs include 15,000 euros for the outdoor area... Kitchen is separate, we are building without a garage... We have all the furnishings as specified by you, since we already own a 136 sqm house. Tiling, painting, and some plumbing work will be done as own work.

Town & Country charges about €35K for that, just talked about it with them last week

I could imagine that 265k€ will be very tight. We are at about 275k€ for our Kfw55 bungalow (165m², monolithic, ground-source heat pump) in Brandenburg.
