Construction consulting for house building with garage

Hello people!

I have been registered here in the forum since today and think it’s great what kind of help is offered here.

Help that I can really use.

We (my wife, our little daughter, and myself) want to build or have built a single-family house.

Here are some facts:

About me:
I am a technical employee and work full-time. My wife works 2-3 times a week. In 03/2012 our little one will start kindergarten.
I am skilled in handiwork. For example, I once converted the attic at my parents’ house and can do quite a bit myself (electrical, sanitary, laying floors, laying tiles, etc.).
This is not meant as an advertisement for me. I’m just writing the basic facts.

Building plot is available.
Fortunately, it is a level building plot that is almost rectangular.
From the location/orientation also perfect. Connection to utilities is still open. 680 m² plot in NÖ (St.Pölten Land - PL).

Since we are still at the beginning of our project, there are still a lot of question marks in our heads.

Unfortunately, I do not have a classic bricklayer family like many house builders.
I mean to say, I do not have 4-5 helpers.
At most 1-2 helpers would be possible.
So I’m mostly on my own.

I need professional construction advice.

We would like to have (probably like everyone) a brick house.
For time reasons, this probably won’t quite work out.
Unless someone proves me otherwise.

What do we want in the end?

- A single-family house with ground floor and upper floor without basement.
- Garage for 2 cars and a workbench + room for heating/pool filter/photovoltaic device + storage space/warehouse for garden tools.
- Carport for both cars
- Hip roof or shed roof design for the house
- Terrace
- Garage roof as a roof terrace
- Pool (8x4m)

In terms of style, something like the Haas Haus La Styria Roma

Own funds are available but we don’t yet know if we will need additional financing. That depends on the total cost of the place including furnishings.

What we need first is a decision on what it should be?

House + foundation slab + garage completely from the local construction company?
House + foundation slab + garage brick solid prefabricated house (Austrohaus, etc.)?
Prefabricated house (Haas Haus, Hanlo, etc.) and foundation slab with garage from construction company

The fact is that costs should remain manageable.
Timewise I cannot afford to build for a very long time because we currently rent and have monthly costs here. So it has to go “quickly”.

Who can PLEASE give me a hand and support me in making the decision?

you cannot expect any construction planning from the forum, that is too time-consuming.
If you have already shortlisted a few suitable providers and their house models, it would be best to make appointment for discussions and go through everything with the providers. Do this according to a consistent scheme for everyone (number of rooms, basement or slab, garage, balcony?, roof type, heating...), so that you can compare the results/offers.

If the housebuilding should proceed as quickly as possible, a prefabricated house provider would probably be the first choice; prefabricated houses are also available in solid house versions.

Finally, I recommend a professional advisor who can especially advise you regarding the construction descriptions, which are quite difficult for laypeople to understand.
