Consideration for suitable land

Guys, I need your help with a sloping plot of land. I have a plot in sight with 951m². Since this plot is somewhat sloping and also has a step from the street to the plot of about 75cm, many have told me that I should look for another plot. Is this plot really that bad, as far as can be judged from the pictures? A bungalow of 110m² without a basement is supposed to be built on it. Is the plot really that messed up? See pictures in the attachment. In picture 6 I tried to sketch my ideas a bit. Thank you for your help.

Mind you, only on this basis – which without knowledge of the development plan is basically only half – rather no. For today's standards, this is an almost prime piece.

Can you actually upload development plans here in the forum or is that something secretive and forbidden?
A gem??? That makes the whole thing a lot easier for me now

A great plot, where I would build a 2-story house: ground floor at street level with garage and living / dining / kitchen, terrace; basement = technical room, cellar, laundry room and the bedrooms, office.

From the street, it then looks like a small bungalow.

I would align the house along the property boundary to the upper neighbor, with the huge hipped roof. - Garage & shed possibly as boundary development.

Thank you for the great plot, I think almost everyone can understand that you get panicked when it comes to the plot. No, we want a bungalow, there’s no way around it.
Here are the development plans. Is the plot very difficult to manage? We would like the house entrance to be flush with the street.

Without exact height specifications, you cannot say that. In any case, your plan doesn't make sense. The house at street level is probably not approval-ready with the embankments. Unfortunately, we do not know the building regulations of Marienhagen.

Your wish practically screams for a ground floor and basement.

In my opinion, a bungalow only works if you go deeper, like the neighbor.
