Consideration for suitable land

Guys, I need your help with a sloping plot of land. I have a plot in sight with 951m². Since this plot is somewhat sloping and also has a step from the street to the plot of about 75cm, many have told me that I should look for another plot. Is this plot really that bad, as far as can be judged from the pictures? A bungalow of 110m² without a basement is supposed to be built on it. Is the plot really that messed up? A great plot, where I would build a 2-story house: ground floor at street level with garage and living / dining / kitchen, terrace; basement = technical room, cellar, laundry room and the bedrooms, office.

From the street, it then looks like a small bungalow.

I would align the house along the property boundary to the upper neighbor, with the huge hipped roof. - Garage & shed possibly as boundary development.

Without exact height specifications, you cannot say that. In any case, your plan doesn't make sense. The house at street level is probably not approval-ready with the embankments. Unfortunately, we do not know the building regulations of Marienhagen.

Your wish practically screams for a ground floor and basement.

In my opinion, a bungalow only works if you go deeper, like the neighbor.
