Conduct land boundary surveying

A semi-detached house development is planned. And for this, a plot of land is to be divided. The consideration is to have this done now in order to have separate land registries for the upcoming financing. (Die baurechtlichen Vorgaben, etwa der Grundstücksgröße, würden dabei berücksichtigt werden).

The question now is: would it be possible for an architect (who has not yet been chosen) to simply observe the surveyed boundaries for the two semi-detached house halves at a later time of construction? Or is it advisable from an architectural point of view to have the survey carried out only once the construction project is confirmed and the corresponding building plan is available?

I don't really understand the question now :(

If the plot is to be divided already now, it will also be surveyed already now. The architect can handle that.

However, you have to orient yourselves to the then existing plot boundaries - if the house(s) then no longer fit within the boundaries, you are out of luck and have to scrap the planning or take money in hand again and rework the two plots with their boundaries.

Yes, thanks, that makes it clear: so better wait with the division.

But what about the boundary determination, i.e., the surveying of the entire plot? That is necessary because the old boundary stones can no longer be found. As I heard, it would be especially time-consuming.

Does it therefore make sense to have this done initially and later, when there are concrete plans for development, carry out the actual division? Or would that not really bring anything? Would there be double costs for that or only partial costs?

Hello Julia,

I would - not without necessity - possibly be willing to accept additional costs. If it is certain that the property can be divided, I would wait for the planning of the semi-detached house and in this context have the surveying, division, and encumbrance carried out/registered. In NRW, a preliminary site plan is required for the building application; in Lower Saxony, imho, as well. Banks can handle this anyway and know what they need to be able to finance the respective construction project.

Edit (after reading your post): the preliminary site plan reflects the boundaries of the entire or partial property ;)
