Compare energy consumption indicators

Hello everyone,

our search for a new-build property continues. We currently have several offers.
My question is: how should I evaluate the energy consumption indicator?
Object 1 Energy consumption indicator 90kWh/(a m²)) semi-detached house approx. 138m² including garage, plot 280m² Price €250,000.00
Object 2 Energy consumption indicator 50kWh/(a m²)) semi-detached house 128m², plot 250m² Price €289,000.00.
My question:
To what extent should the lower energy consumption indicator influence my purchasing decision? Personally, I prefer Object 1 because this house is complete and I would not need to have the garage built.

Hello,

Clearly object no. 2! The numbers according to the Energy Saving Ordinance are meant for these comparisons! However, this should be examined more closely. Very often, what has been "beautified" on paper is not achieved in practice!
Exact consumptions cannot be derived from the "energy consumption values" anyway. Therefore, I consider this term to be extremely unfortunate or unsuitable!

Unfortunately, I do not see the whole thing so clearly. Will I ever be able to offset the higher price of approximately €49,000.00 + price for the garage through energy cost savings? Additionally, I am considering upgrading Object 1 with a solar system for hot water generation. This will improve the energy consumption value somewhat.

No, I mean the energy consumption indicator. I will now simply calculate the costs based on the energy consumption indicator available to me and the current gas price. Let’s see what insight I can gain from that.

Hi,

ok, then you can forget the significance of these values. The values tell you at most how the previous owner heated, nothing more.
