So I understand it correctly (if not, please explain): You want to build a house, but you don't really know yet what the house should look like. You go to the architect and have him make a design and also a cost estimate. Then you decide against the architect because his cost estimate does not meet your expectations. So you say to the architect: Sorry, but too expensive........, by the way, I’m not paying you either, I don’t see why I should! But I quite like your idea for the house, so give it here, I’m going to take it to the prefabricated house manufacturer because he will also give me a fixed price :-)

Or do you already have a floor plan, elevations on the basis of which a calculation can be made?

Have I roughly summarized this correctly on the whole?

Hello,

"Used to" is a good keyword. Today, for extensive offers, you also have to invest money in the service sector for a quote, which is paid if the contract is awarded. Just not in the case of BVA at the building authority, for example in NRW, a maximum of ⅔ of the BVA costs are credited to the building application costs ;) Ahem - so how do you want to decide whether you like the design and can afford it? You have to talk to an architect of your choice about what is covered by free consultation BEFORE you go into the details of your desired house. If you omit this, you have concluded a contract! I don't know any architect, at least none thinking even remotely economically, who will offer you more than a sketch and rough calculation under the above conditions. That will hardly help you. By earlier I mean up to 2 years ago. I'm currently on parental leave ;-)

To be honest, I didn't want to start a fundamental discussion here but just to find out how it works. If that doesn't meet my expectations, I accept that and will draw my conclusions from it ;-)

I, or rather we, already have very concrete ideas but those can also be realized with a [FH] which we were already tending towards anyway - that's probably what it will be then :-)

Hello,

However, you should not overlook the fact that there are indeed prefab house providers where you have to commission and pay the architect yourself.

Initial drafts and price quotes are prepared for you there by the sales consultant.

Of course, if it is going to be a standard model house, you usually don’t need an architect anymore.
