Thank you all for the quite constructive feedback. Due to all the comments, we have decided not to install any spotlights, but rather to install lighting on the house wall.

Light is emotion and can really showcase a house. The idea of spots in the roof overhang is actually good. It has to be realized with warm light and a subtle, preferably dimmable solution. There are many possibilities that are not even that expensive.

You can also control it with a timer. Electricity costs are not that much at 3 watts per spotlight. With 12 spots, that’s 36 watts, roughly 100 watt-hours for 3 hours a day. About 5 cents daily at today's electricity prices. Thanks to LED, beautiful light costs almost nothing.

well, that sounds nice in theory. In practice, you can see that even "warm LEDs" have terribly white light. Truly warm-colored LEDs are hard to get and more expensive.

Staging a house – for what? Maybe the scene doesn't even want to see the house. Somehow I find it a very self-centered thought to want to stage your own house.

I find staging your own house so absurdly silly that I would never have come up with the idea. Honestly, it's enough for me when people stage the window decorations around Christmas.

Well, one person focuses on tiles to showcase the bathroom, another wants the facade to look nice because they drive past the house more often than they use the bathroom. Everyone has their quirks. However, there are certainly quite different possibilities on the side facing the street.

For example, Lüftl painting could come back into fashion again. In a modern version, the neighbors might think you know Banksy ;-)
